Sale of a freehold residential property

We set out below, our fees to cover all of the work required to complete the sale of your home in England, including acting for your lenders if any and if we are on their panel of Solicitors.

Our fees and disbursements for the sale of your  residential property will be as follows:-

Our legal fee depending on the value of the property being sold will be as follows:-

Upto £250,000 £ 975.00 plus VAT
£251,000 – £299,999 £ 1,025.00 plus VAT
£300,000 – £499,999 £ 1,075.00 plus VAT
£500,000 – £599,999 £ 1,125.00 plus VAT
£600,000 – £799,999 £ 1,175.00 plus VAT
£800,000 – £899,000 £ 1,225.00 plus VAT
£900,000 – £999,000 £ 1,275.00 plus VAT
£1,000,000 -£1,250,000 £1,475.00 plus VAT
£1,250,000 – £1,500,000 £1,550.00 plus VAT
£1,501,000 – £2,000,000 £1,950.00 plus VAT
£2,000,000 – £3,000,000 £2,175.00 plus VAT

Our administrative charges  will be as follows:-

Telegraphic transfer fee (per transfer) £25 plus VAT
Client identification administrative fee (per client) £12.50 plus VAT

Leasehold element

  • In the event that the property being sold is leasehold, an additional charge of £250.00 plus VAT applies to consider the lease; obtain a leasehold pack and serve appropriate notices.Please note that our fees would increase if, for example:
    • If there is more than one mortgage or charge registered on the title of the property
    • If there are notices or cautions registered on the title of the property
    • If there is a dispute between the joint owners and/or separate payments are required
    • There are additional enquiries raised by the buyer and/or their Solicitors

    In this case before incurring additional charges we will advise you of the additional charge and obtain your agreement.

Our fee assumes that:

  • This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • The transaction is concluded in a timely manner and no unforeseen complication arise
  • All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.


These are costs/expenses related to your matter that are payable to third parties, as listed below. We handle the payment of these costs on your behalf to ensure a smoother process.

  • Official copy register of title & filed plan (leasehold) – £6.00
  • Official copy register of title & filed plan (freehold) – £6.00
  • Consumer Bank account checker fee inc VAT – £3.00
  • Electronic money transfer fee inc VAT – £18.00
  • Anti money laundering electronic checks inc VAT – £2.70

How long it will take to complete the sale of your home

From the time that you receive an offer for your home until completion of the sale and receipt of funds by you will depend on a number of factors. The average process takes between 6-8 weeks to exchange of contracts from the time of receiving completed property information forms from you.

It can be quicker or slower depending on the parties in the chain. For example, is your sale dependant on a simultaneous purchase of another property by you.  The average time from the time of your instructions and completed documentation to completion is between 3 to 6 months, but depends to a large extent of the circumstances of your buyers.

Stages of the process

The precise stages involved in the sale of a residential property vary according to the circumstances. However, please see below some key stages:-

  • Take your instructions and give you initial advice
  • Submit property information forms to you for completion by you and return to us
  • Obtain redemption statement from your mortgagees
  • Obtain leasehold pack from the landlord/managing agent
  • Prepare draft contracts
  • Deal with any additional enquiries that may be raised by the buyer’s Solicitors
  • Arrange for you to sign the contract
  • Approve draft Transfer
  • Agree the completion date
  • Have the transfer signed by you
  • Complete the sale and receive the completion monies
  • Redeem any mortgage
  • Account to you
